Is it a screw drive opener? If it is go to your local auto parts store and buy multi-purpose grease and get up on a ladder and grease the screw drive screw which is inside the track that goes from the opener to the wall above your garage door.

Also do not believe everything that you read, they came with some sort of grease on the screw drive when you purchased the opener, and if you think you shouldn't use grease, put petroleum jelly on the screw drive, petroleum jelly will not harm anything and it is water proof and I believe it will not freeze, but do not quote me on that, but I do know the multi-purpose grease takes an extremely low temp for it to actually freeze solid.

The chain never touches the rail, but sounds like the chain needs to be greased and the sprocket. I would use Blaster lubricant works really good and it as multiaple uses. Hope this answered your question

Thank you for choosing Sears Parts Direct. I will be happy to help with your garage door opener. Upon researching model number 13953964SRT; the logic board has a built in receiver. There could be an issue with the logic board or the receiver portion.  Try erasing the Code on the opener and reprograming the remotes. Click here for the owner’s manual.
